Groundbreaking of an Integrated Industrial–Urban Complex in Tay Ninh

On the morning of April 29, 2026, in Tan Lan Commune, Tay Ninh Province, the groundbreaking ceremony for the High-rise Factory Cluster – DZ & 110kV Transformer Substation Project, together with the ground-breaking of the Worker Housing and Expert Residential Development Project at Phuoc Dong Industrial Park and Port, was held in a formal setting with the attendance of provincial leaders, representatives of the developer, and strategic partners from both domestic and international markets.

The selection of this occasion, coinciding with the 51st Anniversary of the Liberation of Southern Vietnam and National Reunification, carries not only symbolic significance but also reflects a spirit of continuous development – bridging past, present, and future in the province’s industrialization journey.

The project is developed on a total land area of approximately 495,087 m², with a usable area of around 222,012 m², aimed at establishing a fully integrated complex that combines manufacturing, technical infrastructure, and living spaces. This is not merely a standalone development, but a strategic initiative to shape a next-generation industrial park model in Tay Ninh.

High-rise Factory Cluster – A Solution to Land Constraints and Deployment Speed

Amid the increasing scarcity of industrial land – particularly in key economic zones in Southern Vietnam – the high-rise factory model is emerging as an effective solution to optimize land use density while maintaining full production functionality.

At Phuoc Dong Industrial Park and Port, the high-rise factory cluster is designed with flexibility in mind, capable of accommodating a wide range of business needs, from light manufacturing to supporting industries. The layout is systematically planned to optimize operational flows and internal logistics, enabling enterprises to shorten factory setup timelines and accelerate time-to-operation.

This model also aligns with the ongoing global manufacturing shift, as FDI enterprises increasingly prioritize industrial parks with ready-built infrastructure – allowing them to “plug in and operate” immediately.

In addition to production space, energy infrastructure is given particular emphasis through the synchronized investment in a 110kV transmission line and transformer substation.

This system serves as the “backbone” of the entire industrial park, ensuring a stable, continuous, and sufficient power supply for large-scale manufacturing operations. As many modern industries demand high energy reliability, proactively developing power infrastructure not only minimizes operational risks but also significantly enhances the park’s attractiveness to investors.

It can be said that this is one of the key factors enabling Phuoc Dong Industrial Park and Port to strengthen its competitive position within the regional industrial park landscape.

Worker Housing and Expert Accommodation – Completing a Sustainable Ecosystem

Beyond manufacturing, the project also includes the development of housing for workers and experts, aiming to create an integrated working and living environment.

The integration of on-site accommodation within the industrial park helps reduce commuting time, stabilize workers’ living conditions, and thereby improve productivity. At the same time, dedicated expert housing meets the needs of high-skilled professionals, contributing to the attraction of quality talent for enterprises.

In their remarks, the developer’s representative emphasized a development strategy that goes beyond manufacturing, integrating infrastructure, services, and living standards toward a comprehensive industrial ecosystem. Leaders of Tay Ninh Province also expressed strong support, recognizing the project’s role in driving investment attraction, job creation, and the transformation of the local economic structure.

International Design Competition – A Foundation for Project Excellence

A key technical highlight of the project is the international design competition for the high-rise factory cluster, organized to identify the most optimal solutions for this development model.

All submitted proposals were centered around three core criteria: green – smart – logistics-ready, ensuring not only the ability to meet current demands but also adaptability for future development.

Prior to the announcement of the results, the organizing committee presented a recap video showcasing the competition process and evaluation, providing guests with deeper insight into its scale and quality. Outstanding proposals were then honored at the event.
